Self Employed Malaysian borrower seeking a loan of 70% finance to construct investment property in greater Northern Suburbs of Melbourne.

The Challenge

Being 70 years old and self-employed, this particular deal was not without its challenges. Firstly the age of the borrowers was restrictive in the tenure required by the investor (30-year tenure). Apart from that this borrower was self-employed with a small-medium sized private limited business in Malaysia. While the company was profitable, using offshore MYR to service an onshore AUD loan gave us very little room to work with regarding disposable income.

The Solution

Other than using the Company's net profit by providing consistent past data evidence eligibility, we negotiated with the Funder a custom one-off scenario to show further assets in Malaysia to prove high net worth.

The Result

We secured a loan at settlement so that the borrower could commence construction and then complete the handover of the investment property.

Post Settlement

The purchaser is now earning desirable rental income on this property and is utilising this income to comfortably meet his loan instalments.
